Best Builders in Newcastle City Centre
Builders and renovation firms for city-centre flats, listed Grainger Town stonework and office fit-outs, plus the consents and checks to sort out before any work starts in central Newcastle.
Building work in Newcastle city centre is rarely a simple extension on a semi. Most homes here are flats, many in converted period buildings or managed blocks, and a large share of the streets around Grey Street, Grainger Street and the Quayside are listed or sit inside a conservation area. Commercial projects bring their own challenges: tight loading access, working around neighbouring tenants and getting an office or shop fitted out quickly. Few general builders keep a yard in NE1, so the firms below include city-centre offices and established Newcastle contractors who regularly work in the centre. Pick the one that matches the job.
Office and commercial fit-out
Overbury
Overbury is one of the UK's best-known office fit-out and refurbishment specialists, and part of the Morgan Sindall Group. Its Newcastle team works from the seventh floor of 1 St James' Gate, right by St James' Park, and covers office fit-out and refurbishment, design and build, and higher education and science projects across the North of England.
This is a contractor for businesses rather than homeowners. If you are moving a team into a new floor of an office building, reconfiguring an existing workspace or upgrading a university building, Overbury has the scale and project management to run it. For a single flat or a small shop it will be more firm than you need.
Best for: Best for: larger office fit-outs and refurbishments, with a team based in NE1.
General building and renovation
DP Construction NE
DP Construction NE has been trading since 1989 and works from Ashby House on the Camperdown Industrial Estate in the north of the city. It takes on both residential and commercial work, from home improvements and refurbishments to retail units, building maintenance and repairs, and favours long-serving, full-time staff over a rotating cast of subcontractors.
That mix suits the city centre well. A landlord with a run-down flat, a small business taking on a tired shop unit, or a building owner who needs ongoing maintenance can all use the same firm. DP Construction lists Federation of Master Builders membership alongside CHAS, SafeContractor and British Safety Council accreditations, which managing agents often ask for before letting contractors into a shared building. Call 0191 256 6655 to discuss a project.
Best for: Best for: residential and small commercial refurbishments, with the safety paperwork managing agents expect.
Giraffe Building Services
Giraffe Building Services is a family-run firm based on Chillingham Road in Heaton, a short hop east of the centre. It works for domestic and commercial clients across Newcastle, with an in-house team of joiners, plumbers, electricians and plasterers, so a flat renovation can be handled by one firm rather than four separate trades.
That matters in a city-centre flat, where kitchens, bathrooms, rewiring and new partitions tend to happen together and access is limited. Giraffe is a member of the Federation of Master Builders and TrustMark registered, and much of its work comes through repeat custom and recommendation.
Best for: Best for: full flat renovations that need joinery, plumbing, electrics and plastering under one roof.
Listed buildings and stonework
RG Property Restoration Services
RG Property Restoration Services is a Westerhope stonemasonry and restoration specialist with more than 20 years' experience, and says it is fully qualified to restore and repair listed buildings. Its work covers stone restoration and cleaning, brick repointing, lime rendering, facade maintenance and traditional masonry repairs.
In a city built from sandstone, this is the kind of specialist a building owner on Grey Street, Clayton Street or the Quayside may well need. Repointing historic stone with the wrong mortar can damage it, so a firm that understands lime and traditional materials is worth seeking out. It is a specialist rather than a general builder, so pair it with a main contractor for internal work. Call 0191 243 8083.
Best for: Best for: stone repairs, lime work and facade restoration on period and listed buildings.
Before you start: consents in the city centre
Much of central Newcastle, Grainger Town included, sits inside a conservation area, and many individual buildings are listed. If your building is listed, you will usually need listed building consent for internal as well as external alterations, and work done without it can be a criminal offence. Newcastle City Council's planning and conservation team can confirm a building's status, and Historic England's National Heritage List lets you look up any listed building yourself. Our Grainger Town heritage walk gives a feel for how much of the centre is protected.
In a flat, check your lease before anything else. Most leases need the freeholder's or managing agent's written consent for structural work, new bathrooms or kitchens and changes to flooring, and many blocks set rules on working hours, lift use and where skips can go. Work that affects a shared wall or floor may also fall under the Party Wall etc. Act 1996. Building regulations approval is needed for most structural, electrical and drainage work, either through the council's building control service or an approved inspector.
How to check a builder
Ask for addresses of recent jobs and, ideally, one in a flat or older building like yours. You can check Federation of Master Builders and TrustMark membership on their own websites, and look up limited companies on Companies House to see how long they have been trading. Get at least three written quotes, agree a payment schedule tied to stages of work, and make sure the firm carries public liability insurance. If you are new to the area, our guide to moving to Newcastle city centre covers the practical side of settling into a flat.
